Holly Glen is pet friendly.

Russell Property Management welcomes your small pets of 30 pounds or less. We reserve the right to limit breeds and weights. A one-time and monthly non-refundable pet fee is required per pet along with a refundable pet deposit.

Early Application Process

Holly Glen offers prospective tenants the opportunity to apply months in advance of their desired move-in date. By applying early, you will be at the head of the line of applicants that are waiting for an apartment home.   The way it works is:

1.        You apply with the required application fees designating your desired future move in date.

2.        We will process your application upon receipt of the application.  Application fees are non-refundable. If your application is approved, you are placed in a queue based on your application date.

3.       30 days prior to your desired move-in date, we will contact you to let you know our unit availability. You will have 48 hours to sign a lease for one of our available units. You will be required to pay the applicable deposit as part of the lease signing. Prior to receiving keys to apartment, applicant completes normal process of paying applicable rents, pet fees, and switching utilities to tenant’s name. 

4.       If you do not want to sign a lease at the time of contact, you can keep your place in line or request to be removed from future contacts regarding availability.  If the current date is greater than your desired move in date, you will be required to provide a new move-in date or your application will be marked inactive.

5.       This process does not guarantee that we will have a unit for you on your desired move-in date, but you will have selection priority over applicants that apply after you.

Terms of Application

Russell Property Management (RPM) does not discriminate in the rental of dwellings and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents or legal custodians, pregnant women, and people securing custody of children under the age of 18), and handicap (disability).

Russell Property Management Requires the following:
Applicant's income must meet or exceed 3.5 times the monthly rent (gross income). We do consider combined income of spouse/roommate's to meet rent-to-income ratio requirements. Child support is considered only if paid by the court. We require proof of income in the form of last 3 paystub's, employment contract, W2, and/or income tax return. Other forms of income that may be considered include but are not limited to the following: student loans/grants/scholarships, SSI, Disability, and Retirement. You will be asked to show proof of any income. 

RPM does allow co-signers. If a co-signer is necessary, they must also fill out an application and pay the  application fee.

Applicant must credit qualify with a credit score of 600 or higher. We will pull a credit report for each Applicant and/or co-signer. There will be a reduced security deposit in the amount of $300 with qualifying credit score (600 or higher).

RPM may pull criminal record for every Applicant. 

Rental History will be verified. If Applicant has current or prior rental history, RPM requires contact information so that we may verify payment history and tenancy.

RPM charges a non-refundable Application Fee per Applicant. 

RPM reserves the right to Approve/Deny any Application based on the discretion of Management.

It is my understanding that this Application is preliminary only and involves no obligation of the owner or its Agent to approve this Application or to deliver occupancy of the proposed premises. If this Application is accepted, the security deposit will be applied to the lease and damages agreement and Applicant forfeits all claims to the security deposit as liquidated damages if Applicant cancels after acceptance.

The above information is true and accurate to my knowledge. By signing a rental application, I give permission to Russell Property Management to verify by phone/fax or other means any information I have listed. I also understand that my credit will be verified by a credit report and hereby authorize such verification. I understand my criminal record will be verified by a criminal record report and hereby authorize such verification. In addition, I agree to pay a reasonable non-refundable fee for said application process, including but not limited to credit/criminal record report.
